Who We Are

About Us


We're Scott and Annie and we've had dogs in our lives since our first home together in 1993. When we traveled, we always preferred home-based boarding over kennels for our dogs' sake. Eventually we decided to offer the same to others.

After a long search for the right property, Cozy Den opened in New Tripoli in 2021. Our home is the facility: large front yard, a fenced back yard, a wooded walking path and quiet indoor spaces where dogs can settle in at their own pace.

We've had rescue dogs as part of our family and spent time learning from experienced dog behavior trainers. This experience has shaped how we help dogs with anxiety, reactivity and/or complicated histories to become comfortable in our home.

Cozy Den is a small, deliberately low-volume operation. We take a limited number of guests at a time, often through current client referrals, because that's what calm coexistence requires.

Calm coexistence

No over-stimulated excitement, no chaos. Dogs decompress on their own schedule. The goal is a stay that leaves your dog genuinely content, not just occupied.

No chaotic group play

Free-for-all group play creates stress for many dogs. We supervise carefully and do not force social interaction. Dogs can coexist here without being in each other's space.

One Inclusive Rate

The rate is the rate. We don't sell add-ons, premium packages or photo subscriptions. You know exactly what you're getting before you arrive.

All sizes, All breeds

We are open to dogs that don't do well in traditional kennel or daycare environments: anxious dogs, reactive dogs, dogs who need quiet. That's kind of the point.

Daycare

Our daycare is a little different from high-volume facilities. Because we also board dogs who may not enjoy constant noise and stimulation, we keep things calm and balanced. Dogs have time to play, enjoy the yard and relax indoors. The focus is on healthy, regulated, enrichment activities, not non-stop high-energy play.

A good fit for dogs who do better in a quiet, home-like setting. Availability is limited.

Annie's approach is rooted in positive reinforcement, science-based methods. Her approach prioritizes progress over perfection, using gentle techniques and effective setup for learning by both people and dogs in order to build a happy, trusting bond between dogs and their people. Every dog learns at its own pace and sessions are designed to be low-stress and practical for real life.

Private sessions cover everything from foundational manners and puppy basics to behavior modification for reactivity, anxiety and fear-based issues, new dog introductions in multi-dog households, and general behavior consultations. Programs are tailored to you and your dog specifically.

FAQ


Do you accept all breeds?
Yes. We do not have breed restrictions. We evaluate dogs based on behavior and fit, not appearance. Dogs that have been turned away from other facilities or that have a complicated history are often exactly the kind of guest we work well with.
How many dogs do you take at one time?
We keep our guest count small intentionally. This isn't a volume operation. It's a household. The number of dogs we accept at once depends on the individual dogs involved and what makes for a calm, enjoyable stay for everyone.
Do dogs need to be social or dog-friendly?
No. Many of our guests are dog-tolerant but not dog-social. We manage introductions carefully and never force interaction. Dogs can and do coexist in this environment without being playmates. If needed, they can be separated during their stay.
What does a typical day look like?
Dogs get regular outdoor time, meals on their home schedule and access to common living areas at appropriate times. There's no structured "activity program." The goal is a calm, home routine, not stimulation overload. 1 hour morning walk with the dogs that can handle the distance weather permitting. For our guests that are more sensitive to cars or cannot walk that far, strolling our property throughout the day is a regular occurrence.
Do you require a meet-and-greet before boarding?
Yes, for new clients. We want to meet your dog in person before committing to a stay. This helps us make sure it's a good fit and gives your dog a chance to visit without the pressure of an actual overnight. It is also the time for us to answer any questions or discuss any concerns you may have.
Are you licensed and insured?
Yes. Under Pennsylvania law, boarding even a single dog for compensation requires a kennel license. We hold a current PA Kennel License issued by the Pennsylvania Department of Agriculture, we carry general liability insurance and are permitted by our township to operate as a home-based business.
What vaccinations are required?
We require current Rabies, DHPP (Distemper/Parvo) and Bordetella vaccinations. A paper copy of the Rabies certificate is required by Pennsylvania Dog Warden regulations. We also strongly recommend flea/tick prevention and the Lyme vaccine, as we are in a rural area where ticks are present year-round.
What are your drop-off and pick-up hours?
Drop-off and pick-up are by appointment between 8 AM and 8 PM. Late-night pickups are discouraged out of consideration for everyone in the house. Boarding is charged by the night (up to a 24-hour period). If pickup extends beyond checkout time, a daycare rate applies for that day.
What is your cancellation policy?
There is no charge for cancellations. We do ask that you notify us as soon as possible if your plans change, so we can open the dates for other guests.
